What do I need to do before closing?


1.  How do I list my home?

You call any agency and they come out, look at your home and give you a free market analysis that will tell you what your home is worth.  There will be some papers to fill out and sign, such as a listing agreement and disclosures.

2.  What is a Market Analysis?

A "Market Analysis" is a term we use to tell you what your home should sale at compared to other homes in the same area that have already sold and are similar to yours.

3.  Can I work with just one real estate office when I am looking to by a home?

Yes, most of the agencies work together, which is called "co-op".  We show each other's listings.  This means when you find one agent you are comfortable with they can help find the right home no matter who has it listed.

4.  As a buyer how can I get representation?

You can do an "exclusive buyer's agreement" with an agent that will guarantee you get representation.  It's doesn't cost you anything.  The commission comes from the sale of the property and is split between agency when they do a co-op.

5.  Why should I list instead of selling it on my own?

As a listing agent we not only show the properties but we do screening of calls to make sure the right people are looking at the home.  We take care of the advertising costs and get the closing arrangements made.

6.  How long will it take to sell my home?

That can't be guaranteed.  Sometimes it takes only hours and other times months.  It all depends on the demand at the time and the price of the home.

7.  How do I find out how much of a house I can afford?

You can find out some information on the internet.  However, the best way is to go to a financial institution.  When you go you should bring:  2 years of W2's, 30 days consecutive pay stubs (if self-employed, bring 2 years business and personal tax returns), 3 months consecutive bank statements.

8.  Where do I go for financing?

You can go to your local banks, mortgage companies or credit unions.

9.  Who do I pick to do the closing once my home is sold or a buy a home?

You can either use an attorney or a title company.

10.  How do I make an offer on a home I have seen?

Once an agent has taken you to a home, and you want to make an offer, you will go back to that agent's office and write an offer.

11.  I have been told it is important that I have my home listed on a MLS.  Is this true?

MLS is a good tool, but not the only tool.  What is most important when listing a home with any agent, is how aggressive they get your listing out in advertising.  There are many tools, such as the internet and newspapers.

12.  Can you find me a home outside the Sauk Centre/Melrose area?

Yes,  we get many faxes and emails from other agents.  Also we use the internet to find other listings that are in the area you want to be in.

13.  Can I contact an owner of a house that is listed directly?

No, that is one reason why the seller has chosen to list his/her property.  Always work through an agent.

14.  What do I need to do before closing?

You need to make arrangements to have the water, lights, gas, telephone or any other utilities put in your name.  Also insurance must be obtained for your new property.
